Lodha arrives in Gurgaon on the Dwarka Expressway

Lodha is entering Gurgaon for the first time, and it has chosen the Dwarka Expressway as its opening address. The move comes through a Joint Development Agreement signed in December 2025 with MRG Group, a Gurugram-based developer with local land and market expertise, structured around premium high-rise towers across Sectors 100 to 110.
For a company that built its reputation on Mumbai's skyline, arriving in Gurgaon on one of the city's most closely watched corridors signals intent rather than experimentation. The Dwarka Expressway has drawn several established NCR developers to Sectors 100 to 110 in recent years, and Lodha's entry adds a Mumbai-rooted name with a different construction and delivery pedigree to that mix.
Lodha traces its roots to 1980, when Mangal Prabhat Lodha began developing in Mumbai's suburbs before the company scaled into townships, high-rises, and commercial assets across Mumbai, Thane, Pune, Hyderabad, Bengaluru, and London. That expansion pattern, entering a new city through a calculated pilot before scaling further, is the same approach the company has followed in Bengaluru and Pune, and is now bringing to the National Capital Region.
Gurgaon's Dwarka Expressway is arriving at its own inflection point as the expressway has become fully operational and the interstate bus terminus and metro extensions move through planning stages. A developer with Lodha's balance sheet and delivery record entering at this stage of the corridor's build-out places this address among the more closely tracked launches expected in Gurgaon through 2026 and 2027.
Details of this project will be shared as Lodha and MRG Group finalise plans for Sectors 100 to 110. Prospective buyers are encouraged to register interest ahead of the formal launch.

Dwarka Expressway, Gurgaon, Haryana · Sectors 100-110 · Gurgaon
Sectors 100 to 110 form part of New Gurgaon's newest residential arc, strung along the Dwarka Expressway, which connects Shiv Murti in Delhi to the Kherki Daula toll plaza in Gurgaon. The corridor has emerged as one of the most active launch zones in the city, with a mix of high-rise residential and commercial developments now lining both sides of the elevated carriageway. A tunnel beneath the airport runway links Mahipalpur directly to IGI Airport's Terminal 3, putting this address within a short, direct run of Delhi's international gateway. The stretch is also flanked by NH-48, giving it a second major artery into the wider Gurgaon-Delhi road network.
For a first project in a new city, this address carries weight: the Dwarka Expressway accounted for a fifth of all new Gurugram launches as recently as Q3 2025, and established names in the segment are already active here. Corporate employment nodes such as Cyber City, DLF Cyber Hub, and Udyog Vihar sit within commuting distance, giving the address a working population that already anchors housing demand along this belt. The sectors themselves are still filling in, with schools, hospitals, and retail following the residential towers, but the road, rail, and airport infrastructure around them is largely built and operational.

The eight-lane elevated Dwarka Expressway between Delhi and Gurgaon became fully operational in March 2024, cutting travel time along one of the busiest inter-state stretches and directly serving Sectors 100 to 110.
A tunnel running beneath the IGI Airport runway connects Mahipalpur to Terminal 3, giving residents along this stretch of the expressway a direct approach to Delhi's international airport without surface traffic.
Metro connectivity is planned to extend along the Dwarka Expressway corridor, with proposed stations near Sector 110A expected to improve last-mile access for residents once completed.
A proposed interstate bus terminus near the expressway, with sites identified in Sihi village and Sector 36A, is planned to add organised long-distance transit infrastructure to the corridor.
The expressway corridor connects into NH-48 and the Southern Peripheral Road near Kherki Daula, linking Sectors 100 to 110 to Gurgaon's established commercial and residential zones to the east.
This project marks the first announced residential development from Lodha in Gurgaon, backed by a 45-year development history rooted in Mumbai and extended into Pune, Bengaluru, Hyderabad, and London.
The project is built on a Joint Development Agreement with MRG Group, pairing Lodha's national execution scale with MRG's established understanding of the Gurgaon land and regulatory landscape.
Sectors 100 to 110 sit along the fully operational, eight-lane elevated Dwarka Expressway, one of the most active launch corridors in Gurgaon over the past two years.
A dedicated tunnel beneath the IGI Airport runway connects this stretch of the expressway directly to Terminal 3, shortening the commute to Delhi's international airport considerably.
Cyber City, DLF Cyber Hub, and Udyog Vihar are all within a comfortable commuting distance, placing the address close to Gurgaon's core corporate employment base.
Lodha's entry comes as the Dwarka Expressway corridor accounts for a rising share of Gurugram's new launches, positioning this project within one of the city's most closely tracked micro-markets.
