Lodha Enters Gurgaon: New Project on Dwarka Expressway

In December 2025, Lodha Group entered the Delhi–National Capital Region market through a partnership with MRG Group to develop two projects in Gurgaon, with a reported revenue potential of ₹3,600 crore. One of these developments is Lodha Gurgaon – Dwarka Expressway, positioned in Sectors 100-110, marking the developer's first residential entry into the NCR market.

The two developers structured a Joint Development Agreement covering one project on the Dwarka Expressway corridor targeting premium high-rise towers in Sectors 100 to 110, and a second on Golf Course Extension Road positioned in the ultra-luxury segment.

Location and Connectivity

The two main clusters in New Gurgaon along the Dwarka-Gurgaon Expressway are Sectors 102 to 113 and Sectors 76 to 95 95A, Sector 83, Sector 80 and Sector 83. The project sits within one of Gurgaon's fastest-developing residential zones.

Dwarka Expressway (NH-248BB) is a 27.6 km highway connecting Shiv Murti in Delhi to Kherki Daula Toll Plaza in Gurgaon, and it was purpose-built as a bypass and reduced-traffic corridor alternative to the congested Delhi–Gurgaon Expressway (NH-48). On March 11, 2024, Prime Minister Narendra Modi inaugurated the corridor, which marked a significant improvement in Gurgaon-Delhi connectivity.

Sector 110, Gurgaon, has excellent connectivity to Delhi via the 21 Dwarka Metro Station, Dwarka Expressway, and NH 8. Commuting is convenient, with Gurgaon Railway Station just 13.5 km away and Indira Gandhi International Airport 17.7 km away.

Airport and Infrastructure Access

A 2.3km tunnel under the freeway connects Mahipalpur and IGI's Terminal 3, offering a direct approach to the airport.

The completed sections (Delhi + Haryana inauguration) aim to reduce travel time significantly between Delhi and Gurgaon. Estimates place travel time between some points down to approximately 30 minutes compared to what used to be much longer in peak hours.

Market Position and Pricing Trend

In Q3 2025, the corridor accounted for 20% of total Gurugram launches, and with Lodha now officially in the mix, that concentration is likely to intensify through 2026 and 2027. Luxury 3BHK sizes that previously entered below ₹2.5 crore now commonly start at ₹3.5–4 crore in prime sectors, and Lodha's positioning will likely be at the upper end of that range.

About Lodha Group

Founded in 1980 by Mangal Prabhat Lodha, the group has delivered landmark projects such as Palava City, The World Towers, Lodha Park, Lodha Bellissimo, and Lodha Altamount, focusing on modern living, infrastructure, and lifestyle-led communities. It has a strong presence in prime locations across Mumbai Metropolitan Region (Thane, Palava, South Mumbai), Pune, and London.

The group entered the Bengaluru housing market in 2022 and initially operated through a pilot phase. By 2024–25, Lodha Group's Bengaluru operations had moved beyond an initial pilot phase and reported around ₹1,400 crore in pre-sales from the city.

Lodha Developers is set to launch its first housing project by the end of FY2026-27 or during the first quarter of FY2027-28, with Abhishek Lodha, CEO and Managing Director, describing the company as adopting a "pilot-and-scale" strategy for NCR similar to the approach that worked in other key markets.

Strategic Partnership Approach

Rather than paying peak prices for outright land acquisition, which would squeeze margins, Lodha is entering as a development and brand partner, sharing revenue with the landowner. This is the same playbook Godrej Properties and Tata Realty have used successfully in Gurugram, so it's a proven model in this market rather than an experiment.

Sector Development Landscape

Residential and commercial development is especially concentrated in sectors 105, 106, 109, 110, 110A, 111, 112, 113 on the Gurgaon side. The influx of reputed developers such as Emaar, Experion and True Habitat reflects the sector's expanding promise.

The proposed metro station at Dwarka Expressway is expected to enhance connectivity further. Land (approximately 7.18 acres) in Sector 103 has been allocated for a new bus depot/terminal to improve public transport access.
