Lodha has opened pre-launch for Lodha Urse, an upcoming township at Urse village in Maval taluka of Pune district, located along the Mumbai-Pune Expressway. The project is planned as a mix of apartments, plots and villas, and early registrants are being offered access to launch offers and first choice of inventory.
Pre-launch registrations are open ahead of the formal launch. The project's RERA registration with Maharashtra RERA (MahaRERA) is under process, and possession is expected to be phased, beginning in 2029. Indicative configurations range from 1 BHK to 3 BHK apartments, with plots and villas also planned within the township.
Configurations, sizes and indicative pricing
The indicative plan covers a broad range of homes, from compact one-bedroom apartments to larger three-bedroom units, along with plot and villa options for buyers looking for more space. Official pricing will be announced at launch, but the following indicative figures are in circulation:
- 1 BHK: 400 to 500 sq ft carpet area, indicatively ₹35 lakh to ₹50 lakh
- 2 BHK: 650 to 750 sq ft carpet area, indicatively ₹55 lakh to ₹75 lakh
- 3 BHK: 950 to 1,100 sq ft carpet area, indicatively ₹85 lakh to ₹1.1 crore
- Plots: 1,200 to 2,500 sq ft, indicatively ₹40 lakh to ₹1.2 crore
- Villas: 1,500 to 2,000 sq ft carpet area, indicatively ₹1.2 crore
The project is positioned around well-ventilated homes, tree-lined avenues and open green spaces, with state-of-the-art infrastructure across the township. Flooring specifications indicated so far include vitrified tiles in the living, dining and bedroom areas, and anti-skid tiles in bathrooms and balconies. Plot buyers are being offered the option of a weekend getaway, while apartment buyers are being pitched on connectivity to Pune, Mumbai and nearby industrial hubs.
Location and connectivity
Urse sits on the Mumbai-Pune Expressway, which is maintained by MSRDC and runs 94.5 km from Kalamboli in the west to Ravet in Pune in the east. An Urse toll plaza sits on the expressway, placing the township directly on the country's main western corridor between Mumbai and Pune.
Pune Ring Road Package W1 will connect Urse to Kemsewadi over a 14.65 km stretch, and the western section of the Outer Ring Road will run from Urse to Shivare on NH48 as part of a 136 km corridor passing through 83 villages. Talegaon, the nearest major suburban station, is about 34 km from Pune Junction, a journey of roughly 50 minutes with 10 halts. Vadgaon station on the Lonavala line is also in the area. Pune's Lohegaon airport lies about 33 km from Talegaon.
Schools in the wider locality include Mamasaheb Khandge English School, Podar International School and Mount St Ann High School, all within about 4.3 to 4.5 km. Attharva Multispeciality Hospital and Morya Speciality Hospital are about 4.6 km and 5.1 km away respectively. PMPML bus services connect Talegaon to Alandi, Katraj, Nigadi, Chakan and Vadgaon.
Planned infrastructure in the area adds to the location's long-term profile. The Chhatrapati Sambhajiraje International Airport at Purandar, about 45 km southeast of Pune city, has reached 76% land acquisition, with a detailed project report consultant appointed on 23 October 2026 and a construction completion target of 2029. Package W1 of the Pune Ring Road is under construction, with one contractor reporting more than half of its packages completed as of 5 October 2026.
Property prices in Urse range from ₹3,500 to ₹5,500 per sq ft, according to current market overviews, and nearby Somatane and Kiwale record averages in a similar band.
