Lodha readies Art Deco office landmark on Golf Course Road, Gurugram

Published

Macrotech Developers, which sells under the Lodha brand, has opened pre-launch for Lodha Pantheon Golf Course Road, a commercial office project in Sector 28 on Golf Course Road in Gurugram. Reports dated around 31 October 2026 place the development's value between ₹1,600 crore and ₹1,700 crore, making it one of the larger commercial announcements on the corridor this year.

The project marks Lodha's move into the National Capital Region. In October 2025, Managing Director and CEO Abhishek Lodha indicated that Gurugram would likely be the company's first focus in NCR. The Gurugram entry follows a partnership with the Gurugram-based MRG Group formed in 2025, which is also tied to two upcoming projects on Sohna Road and Golf Course Road that are expected to generate around ₹3,600 crore in revenue.

The details

The project is listed under commercial and retail in Gurugram and is registered with HaryanaRERA under the number RC/REP/HARERA/GGM/1090/822/2026/62. It is being presented as a landmark building for the city, with a design built around Art Deco. Lodha describes its take on the style with New York's Empire State Building as the reference point, and the facade language is meant to give the building a distinct identity on one of Gurugram's most established office roads.

The project is currently in pre-launch, and pricing is available on request. Key facts at this stage:

The location

Sector 28 sits on Golf Course Road, which connects to NH 48 and MG Road and runs through the office belt that has grown around Cyber City and Cyber Hub. The MG Road station on the Yellow Line of the Delhi Metro is about 0.5 km from the site, and the Phase 1 station of the Rapid Metro, which serves Cyber City and the Golf Course Road sectors, is about two minutes away by car. Cyber City and Golf Links are roughly 10 minutes by car, The Oberoi Gurugram about 15 minutes, and Cyber Hub about 6 km. IGI Airport Terminal 3 is around 40 minutes away and Delhi about 18 km.

Several infrastructure projects are shaping the corridor. The Gurugram Metropolitan Development Authority is preparing an eight-lane upgrade of Golf Course Extension Road, which links Sohna Road to Golf Course Road. The Haryana Mass Rapid Transit Corporation has approved a 13.6 km metro line from Golf Course Extension Road to Sector 5, and a Purple Line extension is planned to run from Dwarka to Golf Course Road. The approved Namo Bharat regional rapid transit network of 64 km also adds to the long-term connectivity picture.

Nearby daily needs are well served. Dayal Public School and The Sunhill School are both within about 250 metres, and Sidhesh Hospital is around 900 metres away. Nutriobox, Sahara Mall and Spar Hypermarket lie within 1.5 km, and Ambience Mall is about 3.6 km away.

The corridor is an established office address. One Horizon Center, a 25-storey commercial building on Golf Course Road in Sector 43 spanning 1.17 million sq ft, anchors the stretch. Grade A office rents on Golf Course Road were pegged at about ₹180 per sq ft per month, excluding maintenance and taxes, in Colliers' first-quarter 2026 benchmark, and gross rental yields in the area have been cited at roughly 2.5 to 3.5 percent.

The developer

Macrotech Developers was incorporated in 1995 and is listed on the stock exchanges. The company says it has delivered around 100 million sq ft of real estate and is developing more than 110 million sq ft across its ongoing and planned portfolio. Its sales bookings for FY26 stood at ₹20,530 crore, and its active markets include the Mumbai Metropolitan Region, Pune, Bengaluru and Delhi-NCR. The company reported a consolidated net profit of ₹3,431 crore for FY26, up 24 percent. For FY26 it added 12 new projects with a combined gross development value of ₹60,000 crore. Lodha's Newsweek recognition as one of the world's most trustworthy companies, for two consecutive years, is noted on the company's page.

What comes next

With the project now in pre-launch and its RERA registration in place, attention turns to the timing of formal launch activity and the disclosure of unit configurations, pricing and specifications. Lodha has also indicated a broader residential and commercial pipeline for Delhi-NCR in its FY27 plan, which includes around 15 million sq ft across major Indian cities, suggesting that Gurugram will be a growing part of the company's activity in the coming years.
