Lodha Elise opens pre-launch on Worli Seaface with sea-facing residences
Published
Lodha has opened the pre-launch phase of Lodha Elise, a residential project on Worli Seaface in south-central Mumbai. Early-entry and expression of interest offers are now being presented to prospective buyers. The project is registered with MahaRERA under number PR1170002502174, with registration dated 23 January 2026, and is positioned as a sea-facing address of apartments and sky duplexes.
The development is planned as two towers rising to 64 floors on a 16-acre land parcel, with 195 homes in total. Prices for the 4 BHK and 5 BHK residences start from ₹31.80 crore. The launch places a new residential offering in one of the most established and closely watched pockets of the city's western waterfront.
The details
The project offers 4 BHK and 5 BHK apartments, along with sky duplexes that begin from the 50th floor. Carpet areas across the apartments range from 3,350 to 7,700 sq ft. The 4 BHK residences are planned at around 3,500 sq ft of carpet area, and the 5 BHK residences at around 5,000 sq ft. Each residence has a private deck of 250 to 300 sq ft. Only two apartments are planned per floor, and habitable floors begin from the 16th level. Floor-to-ceiling height is 13.20 ft, and every unit is served by a private elevator. Most residences have Arabian Sea views.
The amenity list includes:
- Gymnasium and indoor games
- Kids' play area with sand pits
- Central green and expansive open greens
- 24x7 security with CCTV surveillance
- Power backup and treated water supply
Living areas and bedrooms are finished in vitrified tile, and walls carry oil-bound distemper. The architecture has been developed by SCDA, a global architecture studio. The planning is built around a wellbeing theme, with greenery, private decks and an in-house hospitality team to support residents.
The RERA possession date is 30 June 2033, which matches the developer's stated possession timeline of June 2033.
The location
Lodha Elise sits on Worli Seaface, close to Worli Village. The Bandra-Worli Sea Link, which opened in 2009, reduces the trip between Bandra and Worli to around seven minutes. The Coastal Road is about a two-minute drive from the site, and the Sea Link is roughly five minutes away. Worli metro station on the Aqua Line places the area on Metro Line 3, and travel from Bandra Kurla Complex to Worli takes around 15 minutes by metro. Mumbai International Airport is about 18 km away.
Nearby landmarks include Worli Village market at about 1.5 km, Breach Candy Hospital at about 2.2 km, and Bombay Scottish School at about 2.8 km. Lilavati Hospital in Bandra lies further north, around 3.5 km beyond Breach Candy. High Street Phoenix in Bandra is about 6 km away, and Bandra Kurla Complex is about 8 km away.
Several infrastructure projects are expected to reshape the surrounding corridor. The Sewri-Worli elevated connector is expected to open in early 2027, and the Worli Naka junction, where Metro 3, the Coastal Road and the connector converge within about 2 km, is expected to be completed in 2027. The Versova-Bandra Sea Link is also due to be inaugurated in 2027.
Average prices in Worli stood at around ₹65,700 per sq ft in September 2026, according to recent market tracking. Buyers in the area are generally assessing properties against the strength of connectivity and the scarcity of waterfront residential stock.
The developer
Lodha was founded in 1980 by Mangal Prabhat Lodha. The group is listed on the National Stock Exchange and the Bombay Stock Exchange. Its track record includes 401 projects, of which 303 have been delivered, and around 20 million sq ft of completed space. The group operates in Mumbai, Pune, Bengaluru, the National Capital Region and London.
In Worli, Lodha's earlier projects include Lodha Kiara, with possession in November 2020, Lodha World One, with possession beginning in June 2023, and Lodha Park Town Houses, completed in December 2021. Lodha Adrina in the same locality has been approved for home loans by HDFC, ICICI Bank, State Bank of India, Axis Bank, LIC Housing Finance, Bank of India and Bank of Baroda.
What comes next
With the pre-launch and expression of interest offers now open, buyers can register interest for the 4 BHK, 5 BHK and sky duplex residences. The project's RERA possession date is set for 30 June 2033, and the wider Worli corridor is expected to see its major road and metro links completed in 2027. Further details on the residences and the project are available on the Lodha Elise project page.
