Lodha enters NCR with a commercial office project on Golf Course Road, Gurugram
Published
Lodha, the Mumbai-based group operating under Lodha Developers Limited, formerly Macrotech Developers, is extending its footprint into the National Capital Region with a commercial office project in Gurugram. The development, planned for Sector 28 on Golf Course Road, is estimated to be worth between ₹1,600 crore and ₹1,700 crore, making it the group's first major commercial project in the region.
The announcement came on October 31, 2026, alongside the company's second-quarter update. Management indicated that its first pilot project in Delhi-NCR is expected to be launched during the festive season, with further launches planned across new locations. The Gurugram office project forms part of that broader push into the region, which follows a development partnership with the Gurugram-based MRG Group formed last year.
Project details and the Lodha–MRG partnership
The Gurugram project is a commercial office development, and buyer interest is therefore expected to come mainly from office occupiers and investors rather than homebuyers. The company has not yet announced the project name, unit configurations, price band or launch date for the building itself.
The entry into the region is structured as a development and brand partnership. Under the arrangement with MRG Group, announced in December 2025, Lodha contributes development and brand capability while sharing revenue with the landowner. The two companies said the combined revenue potential of the tie-up exceeds ₹3,600 crore, with Dwarka Expressway and Golf Course Extension Road identified as the sites for the initial projects.
Rajjath Goel, Managing Director of MRG Group, said that Lodha brings a legacy of trust, design excellence and a commitment to quality. Lodha's Executive Director of Finance, Sushil Kumar Modi, has said the company is seriously looking at Delhi-NCR as a market.
Location on Golf Course Road
Sector 28 sits along Golf Course Road, an arterial corridor in Gurugram that has become one of the city's principal office and luxury residential addresses. The corridor runs for roughly 8.3 kilometres and carries multiple lanes in each direction, and its southern end links directly into Golf Course Extension Road, also known as the Southern Peripheral Road.
Connectivity from the corridor includes the Rapid Metro Gurugram network, with elevated stations at Sector 42-43, Sector 53-54, Sector 54 Chowk and Sector 55-56. The Rapid Metro line connects to Sikanderpur, where it meets the Delhi Metro Yellow Line, linking the corridor to the wider Delhi network. Road access extends to Sohna Road, the Delhi-Mumbai Expressway and the Gurugram-Faridabad Highway.
Several infrastructure works are planned in the area. The Gurugram Metropolitan Development Authority has proposed an underpass at AIT Chowk to ease traffic on Golf Course Road, and an elevated road along the Southern Peripheral Road is planned to improve inter-sector movement. A third phase of the Rapid Metro has also been proposed to extend coverage to more sectors.
Property values along the wider corridor have risen steadily. Prices on the adjacent Golf Course Extension Road have moved from about ₹8,800 per sq ft in 2019 to more than ₹20,000 per sq ft at present, reflecting sustained demand for the Gurugram stretch.
