Lodha Developers to Generate ₹10,000 Crore via Monetisation of 150 Acres at Palava Data Centre Park Over Next 3-4 Years

Lodha Charts Data Centre Monetisation as Core Growth Pillar

Lodha Developers intends to generate ₹10,000 crore in sales over the next three-four years by monetising about 150 acres of land at its data centre park in Palava, part of the Mumbai metropolitan region (MMR). The announcement came during the company's investor call on its earnings for the first quarter of 2026-27 (Q1 of FY27) on Monday.

Managing Director and Chief Executive Officer Abhishek Lodha emphasised that "land monetisation is not an exceptional item for this company. It is a planned recurring pillar of our business." The remark signals a strategic shift in how Lodha views asset monetisation—moving away from one-off land sales toward a structured, ongoing revenue stream.

Pricing and Land Availability

The company expects to monetise the 150-acre land at an average price of about ₹60 crore per acre. Lodha has already sold around 132 acres to companies including Amazon Web Services, STT Data Centres, and Digital Edge India.

Funding the 1 GW Powered Shell Build-Out

Land sales from the remaining parcels will directly underwrite infrastructure development. The developer said the land monetisation will fund the build-out of about 1 gigawatt (Gw) of powered shell capacity on around 90 acres. This would generate over ₹2,000 crore of annual rental income by FY32.

The company plans to use most of the land sale proceeds to develop 1 GW of build-to-suit data center power shell capacity across about 90 acres. These ready-to-use facilities will be leased to data center operators and hyperscalers, helping increase recurring rental income.

Meanwhile, it will incur a capital expenditure of ₹500-700 crore over the period of land monetisation via data centres.

Leasing Activity Underway

Lodha said leasing for the first of the boxes within the 1 Gw-powered shell will conclude in FY27. "We are in talks with a couple of large operators for that and hope that there will be good progress over the next six-nine months."

Broader Context: The Palava Data Centre Park

The project is being built on roughly 400 acres of contiguous land that has already received the required approvals, with the broader site designed to support around 3 gigawatts of data centre capacity. The 400 acres of land is part of the 4,000 acre land parcel owned by the company in Palava, Navi Mumbai (Extension).

In January 2026, Lodha signed a memorandum of understanding (MoU) with the Government of Maharashtra to invest ₹1 trillion, in addition to its earlier investment commitment of ₹30,000 crore, to develop a 2.5 GW data centre park in the state.

Expansion of Annuity Income

The strategy reflects Lodha's ambition to diversify earnings away from residential construction toward recurring lease revenue. The company aims to grow rental income from around Rs 300 crore in FY26 to nearly Rs 3,000 crore over the next six years, with the data centre business becoming a key growth driver.
