Lodha's Aggressive Launch Cycle: 21 Projects Worth ₹24,000 Crore

Lodha Developers plans to launch 21 housing projects by March 2027 with an estimated revenue potential of ₹24,000 crore, setting an ambitious deployment schedule across India's key metropolitan markets.

Two-Track Strategy: New Projects and Existing Expansions

The pipeline divides into two components. Seven new housing projects will be launched across Mumbai Metropolitan Region (MMR), Delhi-NCR, Pune and Bengaluru, covering 5.9 million sq ft and carrying a revenue potential of ₹9,850 crore. Alongside these, the company will launch new phases in 14 existing projects, covering 9.7 million sq ft with a combined revenue potential of ₹14,210 crore.

Weighted Toward the Second Half

During the first quarter of this fiscal year, Lodha Developers launched only one housing project in Mumbai Metropolitan Region comprising 4 lakh sq ft area and revenue potential of ₹330 crore. The bulk of activity is concentrated in the remaining three quarters, indicating execution and local approval velocity over the next three quarters are critical to the plan's success.

Delhi-NCR Entry and Multi-City Presence

Lodha Developers has a presence in the MMR, Pune, and Bengaluru markets, and is planning to launch its first housing project in Delhi-NCR this fiscal year. This marks a strategic expansion into North India's premium segment, where Delhi-NCR is the second-largest housing market in the country with a shortage of trusted quality developers, and the NCR entry will enable the company to serve nearly 80 per cent of the housing demand across the top seven Indian cities.

Supporting a ₹24,000 Crore Sales Target

The upcoming launches are expected to support Lodha Developers' sales bookings target of ₹24,000 crore for FY27. In the April-June quarter, the company's sales bookings increased 4 per cent year-on-year to ₹4,630 crore.

Developer Background and Scale

Lodha or Lodha Developers Limited was founded in 1980 by Mangal Prabhat Lodha. The company is one of the leading real estate firms in the country. Beyond residential developments, Lodha Developers builds offices, malls, warehousing and industrial parks, as well as data centres. The developer is targeting a 20 per cent annual increase in net profit to ₹4,100 crore in FY27, supported by housing demand, project execution and land monetisation in data centre parks. Its June-quarter net profit more than doubled to ₹1,373.1 crore from ₹675 crore a year earlier.

Financial Capacity

Given the company's exceptionally low leverage of 0.2x net debt-to-equity and robust operating cash flows, the developer is fully capable of funding this expansion internally while continuing its deleveraging trajectory.
