Q1 FY27 Pune Expansion

Lodha added one project with a gross development value (GDV) of Rs 2,300 crore in Pune to its portfolio during Q1 FY27. The project was included in the company's operational disclosures for the April-June 2026 quarter, reflecting the developer's continued investment in India's emerging IT and manufacturing hubs outside the Mumbai Metropolitan Region.

Strategic Context

The Pune acquisition follows Lodha's completion of an 80% stake acquisition in Solidrise Realty for ₹294 crore to bolster its Pune expansion, a move announced earlier in 2026. Lodha operates 16 projects across Pune, with a presence across established growth corridors including Hinjewadi, Kharadi, Wakad, and Baner.

Broader Business Performance

Lodha has guided pre-sales of Rs 24,000 crore for FY27 and profit after tax (PAT) of Rs 4,100 crore. The company also aims to grow its PAT at a compound annual growth rate (CAGR) of 20 per cent to over Rs 8,500 crore by FY31. In the quarter itself, Lodha Developers posted consolidated net profit rising to Rs 1,373 crore from Rs 675 crore a year ago, while revenue increased to Rs 4,997 crore.

Growth Pipeline

Lodha plans more than 20 projects and phases during the year, with total gross development value of about 250 billion rupees. New launches in Bangalore and Pune are expected to continue, while the first NCR launch is planned for the second half of FY2027.
