HoABL launches The Ridge, ultra-luxury villas in Mashobra near Shimla

The House of Abhinandan Lodha (HoABL), a Mumbai-headquartered developer, has announced the launch of The Ridge, an ultra-luxury villa development in Mashobra, Himachal Pradesh, about 10 kilometres from Shimla. The announcement was made on October 17, 2026. Prices start at ₹9.5 crore for a limited collection of 3 and 4 BHK villas.
HoABL is a separate company from the Lodha Group. The Ridge marks the company's move into high-end mountain residences, extending its portfolio beyond land sales into projects built around hospitality and lifestyle services.
Details of The Ridge
The Ridge sits across 11.5 acres at approximately 7,000 feet above sea level. The development follows the natural contours of the site to make the most of panoramic views over the Gharshi Valley. According to the developer, the surrounding landscape includes 950 hectares of deodar forest.
The project is planned as a longevity-led second home, with an emphasis on wellness, nature and hospitality. Its main features include:
- A clubhouse of more than 25,000 sq ft with a heated indoor swimming pool, fitness centre, restaurant, fireside lounge, viewing deck, indoor sports facilities and wellness spaces
- Outdoor orchards, walking trails and dedicated areas for yoga and meditation
- Wellness services provided with Evavo Wellness, including cryotherapy, red-light therapy and hyperbaric oxygen therapy
- Hospitality management by Everly Hotels & Resorts, covering private dining, villa management and curated experiences in the Himalayas
The site was planned with input from IIT Roorkee. Foundations use micropiles, and computational modelling was used to study the terrain, contours and geology of the land.
Abhinandan Lodha, Chairman of HoABL, said the company's approach across its projects is to create elevated experiences for customers. He described The Ridge as a legacy for buyers who have built wealth, and as a place to spend time with family and build a long-term family asset.
Setting in Mashobra
Mashobra is connected to Shimla by the historic Hindustan–Tibet Road, which runs through the hill settlements north of the city. The village lies at about 2,146 metres (7,041 feet), and its forests, orchards and views have long drawn visitors seeking cooler summers. Naldehra and Kufri are among the destinations nearby, both popular with travellers from the plains.
Demand for second homes in the Himalayan hill towns has grown as affluent buyers look for holiday residences away from the big cities, and the developer points to this trend in positioning The Ridge.
About the developer
HoABL was founded in 2020 by Abhinandan Lodha, who chairs the company. It develops residential plotted land projects and sells them online. The company says it has sold more than 13 million square feet of property and has 25 million square feet under development across multiple projects in five states. As of 2024, it reported operations across 16 locations in India, including Goa, Himachal Pradesh, Maharashtra, Punjab and Uttar Pradesh.
Its earlier projects include Imperial Goa and Isle of Bliss. In hospitality, the company entered the sector through Miros Hotels & Resorts, which opened a Goa property in July 2025. The company has also said it acquired land in Shimla as part of a six-city expansion.
What comes next
The Ridge is the company's first major hill-station residential launch in Himachal Pradesh, and its hospitality partners will be central to how the villas are run once they are complete. The launch places the development among the company's wider plans to build around lifestyle services, with the Shimla villas positioned as a long-term family asset for owners in the hills.
