The Ridge is a villa scheme in Mashobra, about 10 kilometres from Shimla, launched by The House of Abhinandan Lodha (HoABL). The site covers 11.5 acres, and the company is offering a small run of 3- and 4-bedroom villas with prices starting at ₹9.5 crore. The offer is aimed at high-net-worth buyers who want a long-stay mountain home rather than a short holiday property.
The site sits at roughly 7,000 feet, inside a stand of Deodar forest that the development plan follows along the land's natural contours. From the villas, the main outlook is across the Gharshi Valley, and the plan is designed to keep that long view open.
Hill construction on this terrain is a structural exercise before it is a design one. HoABL says the layout draws on planning led by IIT Roorkee, with micropile foundations and computational modelling used to respond to the slope and the underlying geology.
The Ridge pairs its homes with a clubhouse of more than 25,000 square feet. Planned facilities include a heated indoor pool, a fitness centre, a restaurant, a fireside lounge, a viewing deck, indoor sports spaces and dedicated wellness rooms. Outdoors, the plan includes orchards, walking trails and open areas for yoga and meditation.
Recovery services are delivered through a partnership with Evavo Wellness, covering treatments such as cryotherapy, red-light therapy and hyperbaric oxygen. Day-to-day running of the villas, including villa management, private dining and curated Himalayan experiences, is handled by Everly Hotels & Resorts.
HoABL is a separate brand from the listed Lodha company, though both carry the Lodha name. HoABL was founded in 2020 by Abhinandan Lodha and presents itself as a branded-land developer. It reports more than 13 million square feet sold in its first five years and 20-plus projects under development across five states. Its earlier residential work includes Imperial Goa and Isle of Bliss.
The listed parent, Lodha Developers Limited, was founded in 1980 by Mangal Prabhat Lodha and is headquartered in Mumbai. Its residential and commercial work spans Mumbai, Thane, Hyderabad, Pune, Bengaluru and London, with notable projects including Lodha Altamount, Lodha World Towers, Lodha Bellissimo, Trump Tower Mumbai and Lodha Park. The company was renamed Lodha Developers Limited in June 2025, after trading as Macrotech Developers since its 2021 listing. Its integrated township Palava, near Dombivli, is the company's best-known large-scale land project.
Mashobra sits on the Hindustan Tibet Road, which gives direct access to central Shimla and onward routes to Kufri and Naldehra. National Highway 5 links it to Chandigarh, and the Chandigarh-Shimla Expressway brings the drive from Chandigarh to Shimla to under three hours.
The locality is also home to Rashtrapati Niwas, the presidential retreat about 13 kilometres from Shimla, which is built in dhajji timber-and-stone construction and is open to public viewing. Mashobra forms part of the Shimla Water Catchment and Wildlife Sanctuary, so the forest cover that frames The Ridge is part of a protected landscape.
A property portal's locality data puts Mashobra land at roughly ₹9,000 to ₹11,000 per square foot, with a one-year change of +10 to 12 percent. The same source names Mashobra among the fastest-appreciating pockets of Shimla and points to steady buyer interest from Punjab and Delhi-NCR. These are portal estimates, not transaction records, and they are best read as direction rather than a valuation.
For a Lodha buyer, the case for Mashobra rests on three things: a high-altitude forest setting roughly a short drive from the state capital, road links that have improved access over time, and a branded villa product that brings its own wellness and hospitality infrastructure with it.
